Investment Firm Landsec Secures Full Ownership of MediaCityUK to Bring Huge Changes to Manchester and Beyond

Manchester and neighboring Salford are seeing massive redevelopment and revitalization efforts. The ones that have been completed to date have drastically transformed the city itself, making it into a hub of creativity. This boost in creativity has seen BBC, ITV, and other notable media brands make Manchester and the surrounding areas home.

With a growing population and booming business market, it’s only a matter of time before older areas were completely redeveloped and invested in. One of the latest is MediaCityUK. This area is where BBC and certain branches of ITV call home, and it’s also now finally been bought out entirely by Landsec, who now has full ownership of the area.

Landsec’s Previous Ownership

Landsec previously owned 75% of MediaCityUK, and with a further £22 million in cash (bolstered by an additional £61 million of secured debt) the company now owns full interest. This means that Landsec now has more power to bring its plans to life, and completely change Salford, and even Manchester itself, for the better.

What Do Landsec Plan to Do?

Landsec’s acquisition of the remaining 25% of MediaCityUK has only just been finalized in November of 2024, meaning their full project plans have not yet been released. That being said, the company had previously received approval to build an additional 800,000 square feet of commercial space, as well as over 3000 new homes in the area.

These new developments will spread across 60 acres, working to completely redevelop the waterway into four zones. The area plan has a bustling waterfront and boardwalk, art installations, mixed-use spaces, as well as new sustainable homes and green spaces.

How to Get Involved

While Landsec now owns the full MediaCityUK development there are still opportunities in the nearby surrounding areas. As an investor, for example, you could acquire buy to lets in the Berkeley Square development, which is just a stone’s throw away from MediaCityUK. The development has a 125% projected 5-year ROI and is expected to bring in an average 6.9% yield for investors, making it a great choice for those hoping to get their foot in the door early before the new MediaCityUK development is finished.

Other Top Developments in the Area

Salford is the place for developments. Another massive development in the £1 billion Salford Central New Bailey regeneration zone. This is another huge development area where businesses, homes, and shops are set to be built on a grand scale. Between MediaCityUK and Salford’s other regeneration zones, investors are rich with options.

Real estate investors have their pick of buy to let opportunities. Business owners can get in the ground in a thriving new area. Even residents have more opportunities to buy or rent in the area than ever before.

While the New Baily regeneration zone and MediaCityUK are still years away from being completed (if not started) the interest in the area is high, which means now is the perfect time to get your foot in the door in what is sure to be one of Manchester’s most vibrant new areas.
